Default Building in Winter.

If you are building or thinking of building take a look at your building contract. Most building contracts allow the builder to claim for an extension of time due to bad weather. Heavy rain could stop many of your trades from being able to work. Of course that only includes the external areas not something like a cabinetmaker installing cabinets. The rain can also affect the ability of heavy machinery accessing a site because the access is so muddy. So it is a good idea to make allowances for these delays when planning when your home will be completed.
Now it is winter it is also a time to review your heating and insulation in your new home. Have you adequate insulation in your roof and/or your walls? What type of heating are you looking at installing? Which rooms are going to be the coldest in winter? Here in Australia it will be the rooms with south facing windows. Also rooms with windows that are close to a fence line and get very little light will tend to be colder. You may need to look at more insulation in these rooms and heavier curtains to keep the cold out.

Has anyone experienced delays in the building of their home due to winter?

When we built our house the framework for the slab was ready for the concrete to be poured and then the heavens opened up and we had heavy rain on and off for 3 weeks.

It was so frustrating, but nothing can be done its just bad luck

That's a lot of rain. But as you say Giggle_smile there is nothing you can do but sit it out. Your next house should be starting in Summer, is that right?

Well we are hoping the land will be registered by about February, half of the blocks have sold off the plan in about 6 weeks and work has begun out there as far as filling for roads etc. Engineering and contour reports are starting to be sent to us to give to builders, so we are hoping it may be a bit earlier but not holding our breathe

We already have a builder drawing up a plan for us and can actually put it to council etc before the land is titled so we will be ready to build as soon as the land is ready, so hopefully we will get started in late Summer early Autumn

We had 3 weeks of rain right before our wedding aswell I will scan the basic floor plan and load it up when i get a chance.
