Default Abigail's Plan

This is a plan that Abigail asked me to post. She is looking at building this home and would love your opinions on this plan and her long list of must haves. But I will let Abigail tell you her list.

Abigail what is the room between the laundry and the bedroom? What will you use the front living room for? I love the large pantry and I think it would be just the right size for you

A very straight forward design that would be very easy to live in and move around. This is the sort of plan that would be more about the detail....
I would consider the feng shui thing about the flow of energy running from the front door straight out the back door.....I don't live by these things but as far as building goes I always have an underlying thought that one day I may have to sell and this does effect some peoples views when buying.
I would somehow put the Laundry on the kitchen side, thats a personal preferance and other than that, like I said this plan would be more about the finer points.
So Abigail is this a new plan....building I mean?

OMG I didn't consider the front door in relation to the back door. That is what I have in this home. How can I fix this on the new plan? I want to be able to see the kids playing in the backyard and for them to have easy access coming in and out.
Kristie I think you are right I will have to get the detail right. I've always had a large house but not the finish I want. How many squares do you think my proposed plan is?
Julie-Ann that room next to the laundry I don't know what it is. Perhaps it's a door to enter from the carport?
Dh is coming around to building and I want to have everything organised.
I need - waterfall edge in kitchen, undermounted sink in kitchen and bathroom, no shower bases, just a sheet of glass for a screen, large rectangular bath, shaker profile joinery, maybe soft closing toilets.

Maybe its another toilet next to the Laundry....If not we could swap the bedroom and the lounge area at the front of the house.
Depending on the width we may be able to widen the hall to accomodate double entrance doors and then add in a nib wall somehow to stop this run from front to back.....
YOu will still achieve the watching the kids part.
To add to the list....
Double basins in ensuite
1 toilet in your ensuite and 1 easily accesible from the living area.
Lots of storage in all your rooms and Laundry
a well thought out placement of cupboards and lots of pot drawers in the kitchen.
Easy access from the garage to the kitchen....I can keep going. So we can do the list later.

Abigail if you know of a Feng Shui Practioner it is advisable to get his / her advice before you build your home. Our Feng Shui Practioner is fantastic at his work. He often refers to clients he sees about our hom. He has told them I have got everything right in our home. Another thing which is recommended by Feng Shui is to have the main bedroom at the back of your home.

Just had another thought. I could make the front bedroom into a sitting room and connect the two with double doors. This would make a lovely private room with a fireplace and mantle. My sitting room will be used just by dh and me at night and no children allowed in.

This Feng Shui is scary stuff. I think it would be best to take the plan to them and try to get it right from the start. Perhaps I could have doors from the living room and dining and that would not be opposite the front door.
