Default 45 Week build timeframe - we are at 43.....now what??

I just checked the contract and my Builder said that the build will take 45 weeks. It has all the usual clauses about rain and so on.

Now we are at week 43. We literally just started the Plaster. So we have render, roof tiles, plaster just started, windows and electrical work done.

How long does the fitout of the house take? How many rain days would he be able to say there was for the last 43 weeks? There is nothing in the contract saying what will happen if he takes longer than 45 weeks to complete the house.

FYI, back in October he told us we would be in by January.

they just extend the contract,that is what they did with our build anyway

Should I trust the Builder when he wrote $700 per custom/ceasarstone vanity, ***? Are they that cheap? I dont know why I have missed or forgot about these little things.

Holy cow! (What I just said out loud was slightly more colourful than that!)

45 weeks sounds excessive to start with, and the fact that they are already at 43 and have only achieved that much must be really disappointing for you.

Rain days are calculated based on BoM records, so you would have to check the website and look at how many wet days there have been since your build started. Is there no mention in your contract of liquidated damages? This should be in any standard Master Builders' contract? They should nominate a $ amount/day over the contract period (excluding rain days), that would then be paid to you in event that the house wasn't completed according to the contract time provision.

As for the cabinetry, I second Cherylle's questions. Were these included as PS rather than PC items, as it certainly doesn't sound like a sufficient allowance.

Do you know why they've been say slow? I would usually say about six weeks from now you should be in your home, but that is hard to know given how long things have taken so far. I really, really hope that the builder speeds up for you, New Home, and you can be in much sooner than later!
